The Cocoa Farm is located in Uruçuca, in the State of Bahia, southern Brazil. The region is part of the renowned Cocoa Coast, internationally recognized for the production of fine and sustainable cocoa. Uruçuca combines excellent agricultural production with stunning natural landscapes, including rivers and waterfalls, along with a rich and traditional local culture.

The farm is approximately 7 km from the center of Uruçuca, 44 km from the city of Ilhéus and Ilhéus Airport – Jorge Amado (IOS), 55 km from the nearest beach in Itacaré, and 396 km from the city of Salvador and Deputado Luís Eduardo Magalhães Airport (SSA).

The property is integrated into the central corridor of the Atlantic Forest, one of the most biodiverse ecosystems in the world, providing environmental sustainability, biodiversity preservation, and adding value to the farm for ecotourism and conservation projects.

It is also near the Serra do Conduru State Park, a protected area of approximately 9,275 hectares that preserves primary Atlantic Forest, waterfalls, and endemic species. This park is a strategic conservation point and offers opportunities for ecological activities and sustainable tourism. The distance from the farm to the park is approximately 12 km.

The farm has a total area of 392 hectares, with about 200 hectares dedicated to cabruca cocoa, a traditional agroforestry system in which cocoa trees grow under the shade of native Atlantic Forest trees. Another 90 hectares are used for pastures and other crops, allowing agricultural diversification and livestock activities, while 86 hectares remain under native vegetation preservation, protecting the original Atlantic Forest flora and ensuring the ecological balance of the property.

The main house, known as Solar Francisca, is fully integrated with nature. Built in a colonial style with Art Deco elements and surrounded by verandas, the residence has five bedrooms, including two suites, and two living rooms, in addition to a dining room, pantry, and adjoining kitchen. The hardwood floors and ceilings, along with vintage décor, preserve the historic charm of the property. Around the house, there is a swimming pool and an orchard with various fruit trees.

Located in the traditional cocoa-growing region, the farm meets all ideal soil, topography, and climate conditions for cocoa cultivation, with high air and soil humidity, abundant rainfall, and excellent precipitation levels. Recognized for the excellence of its beans, the current production is around 2,000 arrobas, depending on climatic conditions.

The property also has complete infrastructure for cocoa bean production and processing, including six fermentation boxes, one feeding trough, a greenhouse, a manager’s house, two avenues with housing for workers (seven houses for families and five for singles), a warehouse for saddlery and cocoa tools, a storage facility for agricultural equipment and inputs, a corral, and electricity currently being installed.

With abundant water, the farm has several springs and a river crossing the property, providing essential water resources for cultivation, livestock, and leisure activities.

The farm presents multiple development opportunities, including intensifying existing plantations and opening new cultivation areas, as well as vertical integration of production, such as chocolate manufacturing from its own cocoa.

Other opportunities include fish farming and projects related to rural and cultural tourism, taking advantage of the natural resources and rich historical-cultural heritage of the region.

The farm value in the official currency of Brazil is R$ 9,810,000 (nine million, eight hundred and ten thousand reais). The value published in euros was calculated according to the exchange rate on the publication date, when 1 euro = R$ 6.36.
